The obvious answer is to simply say you will hand out money for it. But I would rather have members that actually want to stay then leave hastily ...

I think you should do what you are already doing. Make new accounts on different forums sites and put your signature along with your message.

You can share your website link on various forums to attract users and promote through seo also.

Promote the forums in various blogs and forums website.
Encourage adding signature. This will attract more visitors.

Promote your forum on social networking sites add interesting topics in your forum,don't be very strict to your old members.

first you should put alot of interesting subjects for real estate lovers then spread the word and they will start coming by their own
